What are the benefits of accompanied viewings?

Updated: Mar 18, 2022

Unlike some estate agents in Birmingham, at Matthews Estate Agents, we offer a no sale, no fee policy to all of our customers and as part of our sales package, we provide unlimited accompanied viewings. Accompanied viewings allow the agent to show off your property to potential buyers so that you don’t have to. In this article, we will discuss the benefits of doing so.

1. Knowing The Buyer

Before the viewing takes place, we have already spoken to any potential buyers in order to better understand their purpose for buying your property. This means that during the viewing we are able to highlight key areas that the buyer might be especially interested in, in order to increase the likelihood of a sale. For example, if we’re aware that a potential buyer is looking for a home for their family, we will place emphasis on areas of the home that they’ll be spending a lot of time in such as the living room, bedrooms and garden.

2. Viewings Take Time

Conducting a viewing yourself often means you’re going to have to schedule them around your working hours as well as taking time away from your evenings and weekends. You may even have to spend a considerable amount of time off work in order to allow potential buyers the flexibility to view your property at a time this is most convenient for them. However, if you allow an agent to conduct the viewings of your property, you won’t experience the financial burden of having time off from work and you’ll be free to spend the evenings and weekends the way that you want to. Additionally, an agent will have the flexibility to offer viewings throughout the day, and if you decide to sell your property with Matthews Estate Agents, we even offer viewings during the evenings and weekends.

3. Preparing Your Property

Creating a good first impression with potential buyers is essential because usually, you’re only going to get one opportunity to convince them that your property is the ideal home they’ve been looking for. That is why at Matthews our agents arrive early to prepare your property in order to make your home more appealing to buyers. During daytime viewings this may include opening curtains or blinds to ensure as much light enters a room as possible, opening windows to allow fresh air to circulate around the property, while during evening viewings we will ensure that all the rooms feel warm and cosy.

4. Quick & Honest Feedback During an accompanied viewing, potential buyers are likely to feel more comfortable discussing their concerns with a property and giving an honest opinion. This allows the agent to address these concerns in order to ensure that the buyer isn’t discouraged. Additionally, we can feedback any issues raised by potential buyers to you so that where necessary you can make minor alterations to your property for any future viewings.

Are there any benefits to accompanied viewings that you think we’ve missed? Or, if you had a property to sell, would you prefer to conduct the viewings yourself?
